7 Crucial Questions to Ask Your Custom Home Builders

Building and remodeling are significant undertakings. The decision to build a custom home can be nerve-wracking.

Why?

There are so many factors to consider when you are designing a custom home, rather than simply purchasing one that is already built.

These custom projects are exciting, and we want you to feel confident and secure during the process. Knowing which questions to ask a potential home builder can help you to feel informed in the decision-making process, and help you confidently decide which custom home builder is right for you.

If you are considering building your dream home, here are 7 questions to ask your builder before embarking on this fascinating journey.

1. Are you insured, and can you provide validity of this?

Although this one might seem like an obvious question to ask, you’d be surprised how many people skip this simple question and often end up suffering for it.

A good, reputable custom home builder will be happy to provide proof of insurance. They will often showcase this on their website, marketing materials, and even offer it up in conversation.

The homes we build are in North Carolina, and we’re fully licensed and insured.

2. What was your toughest demand from a client, and how did you handle it?

The answer to this question will tell you several things about the builder you are considering.

Are they client-focused or merely building homes that they can sell as quickly as possible? Are the owners and managers of the builder attuned to new ideas that you might bring to the project? Are they friendly?

The partnership between you and your custom builder must be just that – a partnership.

3. What is your procedure for handling obstacles and delays?

It has been noted that “the best-laid plans often go astray.”

In the course of building a home, delays and obstacles are going to happen. The most important consideration is HOW the builder deals with these challenges and how they communicate with their clients. Ask about this.

It might give you great insights into the quality of the builder you are considering.

4. What type of custom home will have the best resale value?

In most cases, families will decide to downsize or move due to professional changes. When this happens, the resale value of a dream home becomes the most important criteria for you.

5. Can we see one of your homes and talk to a client?

If the builder is proud of their work and has a good reputation for client service, they will have no problem arranging for you to see his completed work.

If, on the other hand, they are hesitant about giving references and showing completed projects, this is a bright red flag.

6. Do you offer a warranty? If so, what is the time period for the warranty?

An experienced builder anticipates that problems can occur. Homes are very intricately designed structures that involved a handful of different people to build, so unforeseen issues can happen.

With this in mind, a trusted builder should have a coverage plan in place to ensure your new home is covered, and you are protected. At Unified, we offer a 12-month warranty on our projects.

7. Are you involved with your clients throughout the entire process, from groundbreaking to completion?

Our best advice here, seek out a builder who will be involved in the entire process— from design, planning, construction, and follow-up.

At Unified, we offer interactive software that helps you stay connected and make important decisions easily. We give you weekly updates for an insider’s look at every stage of the process.
